How can new residential density be introduced into an evolving neighbourhood while simultaneously addressing affordability and strengthening the existing urban fabric?

At Boro Block, the solution begins with a disciplined architectural framework that reinforces the street edge while organizing residential life around protected internal spaces. This approach allows the building to contribute to the public realm while creating shared areas that support everyday residential life and community interaction. 

From the earliest stages of design, the project prioritized clarity in structure and planning. Unit layouts, circulation systems, and envelope strategies were coordinated early to align architectural intent with construction feasibility and cost discipline. This integrated approach allowed the team to maintain a level of affordability for residents that is increasingly rare for projects of this scale.

The result is a mixed-use development that supports commercial uses at grade with housing that demonstrates how thoughtful coordination and restraint in form can support durable urban living. Boro Block contributes to its neighbourhood through carefully assembled density, creating homes designed to integrate naturally with the surrounding community while supporting long-term livability.

Design direction was led by our founding Principals while practicing under METAFOR Architecture Inc. This project has since transitioned; attribution below reflects the permit-holding entity under which the Architect of Record practiced, by phase. The Architect of Record has remained the same throughout the transition.
